How to decrease the odds of damages happening to your vacation property

The weather is heating up and that means vacations and summer getaways are in sight. Vacationers are looking for a place to stay and many will look at renting a property. The summer months can be busy, but before reservations spike, it is important to ensure the vacation property under your management is in good condition.

The two most important things to a property manager is to get the most bookings and to protect their property from damages. A property management software such as Lodgable will help you increase your bookings and revenue. This article will help you to understand how to decrease the chances of damage happening to your property.

1. Set clear house rules

The best thing you can do to ensure that no damages are done is outlining your rules to your guests. One of the best rules is no parties, this is against Airbnb policy but making sure this is something that guests understand is the best way to eliminate potential damages.  Make sure that they are aware of your rules and accept them before they arrive at your vacation rental.

You can customize what rules you add to your property based on personal preference. Just remember when making rules it is important to not get too restrictive as people are wanting to enjoy their vacation and not have to worry about tons of meticulous rules.

2. Get noise monitors and front door cameras.

Getting a simple monitor device can be really beneficial for you making sure that parties are not happening. You are able to set them so at a certain decibel level it alerts you. Having some front door cameras you are able to know how many people are entering your home if you have a strict guest policy.

Not only can these devices protect your home they are also able to help protect your guests from intruders. This is also very helpful for hosts who are running their property remotely giving you information that you would not be able to get otherwise.

3. Hire someone close by to check on the property

If you are one of the many hosts who do not live next to their vacation rental it can be a really good idea to have someone close by to check in.  This will help you have a pair of eyes to watch out and see things that you are not able to do.

This is also a great resource for guests if they have any problems they have someone that is able to assist them. It also is another protection for guests to have someone watching the property from any potential dangers.

4. Test all smoke detectors and carbon monoxide detectors.

Nobody wants a fire during their vacation, so make sure your guests can relax by testing all smoke and carbon monoxide detectors. Ensure that they work before each guest arrives at the vacation rental.  While these incidents are rare occurrences in vacation properties, taking caution is essential.

The key to protecting your investment is understanding the dangers of what might happen and taking appropriate precautions. Damages will happen and although you can decrease the chance of them happening you are not able to prevent them from ever happening. That is why  it is important to have insurance, Airbnb offers a “host Guarantee” that will cover up to $1,000,000 in damages if the guest does not pay for it.

Are you a property manager and need to manage your vacation property more seamlessly? Well, software like Lodgable is able to get the job done at no cost to you.
