DHA HOMES ISLAMABAD

Introduction:

DHA Homes is a DHA Islamabad project located in the heart of DHA Valley Islamabad. The project comprises of five marla (2550) single storey residences and eight marla (3060) double storey buildings with attractive designs and enough space. The allotment of these residences began in 2009, but construction work did not begin until 2011.

DHA Homes has a total of more than 2000 homes, with more than 500 of them being completed. Several additional grey constructions are now being finished.

Location:

DHA Homes is located in the heart of DHA Valley, Islamabad. These residences may be found on Lily Block and Oleander Block. If you want to visit these houses, you can only do so from Kallar Syedan Road, where you may get a temporary pass from SHAH Baagh, or from Oleander Block, where a modest DHA Homes sign is erected on the ground.

The DHA Expressway, the main entrance route to DHA Valley, is still under development, despite the fact that more than half of the work has been finished. The railway lines’ under-construction bridge has also been finished.

Layout plan:

DHA Homes are nicely constructed residences with big rooms and accommodations, according to the layout plan. The designs and construction standards are in line with current house development guidelines. Bahria Town is the company responsible for construction of these houses and it has taken good care of the quality, standards, finishing and designs.

5 Marla DHA Home:

5 Marla homes are single storey, single unit 2 bed room independent houses with car porch/lounge and kitchen. These are ideal for a small family or self residence.

Floors are tiled, and cupboards are attached in the bedrooms. High quality sanitary fittings are used in kitchen & bathrooms.

DHA Home 8 Marla:

8 Marla residences are single-unit, double-story, three-bedroom houses with a vehicle porch, drawing room, dining room, lounge, kitchen, store, and terrace, as well as a servant quarter.

The rooms are large and include adjacent bathrooms, as well as gorgeous tiled flooring. In every bedroom, there are large closets. Solid cabinetry in the kitchen are also a plus.

Prices:

This is one of the cheapest investment options you have for this size & type of houses. If you calculate the cost of construction keeping in mind the quality and standards of DHA Homes, you will be surprised to know that your construction cost will be nearly equal to the overall cost of these ready-made homes. Cost of plot is additional which you save in the case of DHA Homes.

As of today, all instalments have been paid in full, and these residences are being sold as-is. Current DHA property prices are still relatively affordable, with 5 marla homes starting at 25 lacs and 8 marla dha homes starting at 50 lacs, making this one of the most recommended investment possibilities.  

Possession:

The possession of these residences would be revealed by 2016, according to several sources, including the headquarters of the Defence Housing Authority Islamabad (DHAI). In the first phase, around 1000 homes will be given over, with the remaining units being constructed and handed over by 2018.

If you visit the site, you may believe it is a fully constructed and living environment, however the lack of a finished DHA Expressway is the primary reason DHA has not yet announced possession of the completed residences.

DHA Homes as an Investment:

The most tempting aspects of this investment are the prices, construction status, and standards. When you compare these properties to those erected in Bahria Town’s Safari Valley, you can see the profit potential. Single-story, two-bedroom safari homes cost roughly 60 lakhs, while double-story, eight-marla safari homes cost around 1.10 crore rupees.

When the Expressway is finished and possession is announced, the prices of these homes can increase by 70 to 100 percent. Many investors pick DHA Homes as a medium and long-term investment since it has several advantages.
